What size system does your property need?
We size your system to your lot, your soil and how many bedrooms your home has — a three-bedroom house on sandy ground needs a different design than the same house on clay. Type 1 is a septic tank alone; Type 2 treats effluent to under 45 mg/L; Type 3 treats it to under 10 mg/L with fecal coliform under 400 CFU/100 mL, for tighter lots or sensitive sites.
How close can a system sit to your well or the water?
We keep every system at least 30 metres from a domestic well and the natural boundary of tidal or non-tidal water, 3 metres from a building or property line, and 15 metres from a breakout point — Island Health's published subdivision standards, not a guess.
Who files the paperwork?
An Authorized Person — a Registered Onsite Wastewater Practitioner for most homes, or a professional for larger flows — designs your system and files it with Island Health. You get a Letter of Certification within 30 days of us finishing.
